TERM CONTRACT FOR AREA REPAIRS CONTRACTS
Contractors wishing to be considered for
selection to tender for the provision of area
based all trades day to day repairs, general
maintenance and electrical service to Corporation
housing properties in the under-mentioned
categories should submit applications, with
details of membership of trade or professional
associations, in particular N.I.C.E.I.C. and
C.O.R.G.I. registration, to the Chief Executive
and Director of Administration, Room 110, The
Town Hall, Wandsworth High Street, London SW18
2PU by the 13th February 2004.
The categories of works are:-
(a) Works to vacant properties
(b) Works within tenanted units
(c) Works to communal areas
The contract packages in each category will be
sub-divided into area contracts with an estimated
value of between £270,000 and £500,000 per annum
for a three year period and are due to commence
in October 2004. It is intended that the Council
will appoint a primary and secondary contractor
to each package with a pre-arranged percentage of
value allocated to each contractor.
Applicants should make it clear in their reply
whether they are interested in one, two or all of
the particular categories of work.
Applicants must also provide the following information with their
reply:-
(a) The full name of the company wishing to tender;
(b) Details of directly employed staff
including numbers and occupation/trade;
(c) The names and addresses of three
technical referees for whom similar work has been
carried out, with details of the work undertaken
and values;
(d) Confirmation that the company possesses
Employers and Public Liability Insurance cover of
at least £5 million;
(e) A copy of the company's latest audited
accounts which should be not more that 18 months
old;
(f) A copy of the company's Construction
Industry Tax Deduction Certificate;
(g) The name and address of the company's banker and;
(h) The name of the publication in which this advertisement was
seen.
In addition, if a contractor is shortlisted to
tender, they will be required to submit a copy of
their company's Policy Statement produced in
accordance with Section 2 (3) of the Health and
Safety at Work, etc. Act 1974 and complete the
Council's questionnaires on Health and Safety and
Equal Opportunities.
Tendering will be on a competitive basis against
the Director of Housing's Schedule of Prices.
Contracts will involve close daily liaison with
Housing Contract Services and prompt completion
of all orders within the terms of the Council's
Priority Repairs Scheme. Maximum use of the
electronic transfer of information will be
essential to the successful operation of the
contracts.
The estimated annual turnover for these schemes
cannot be accurately predicted at this stage, but
is likely to be in the region of the
above-mentioned figures. In any event no
guarantees as to value or fluctuation in value
can be given.
The contracts are for a three-year period and
comprise directly managed property unless
otherwise indicated. Some or all of the
properties in these areas may come under the
management of Tenant Management Organisations
appointed by the Director of Housing during the
period of the contracts.
Responses to this advertisement must not
