Carlisle-based Story Homes has been chosen by the Homes & Communities Agency for a 279-unit housing development near Consett, County Durham.
The scheme, which includes 70 affordable properties, will be built on the 30-acre site of the former Shotley Bridge General Hospital.
The HCA is now negotiating an agreement on the transfer of the land to the Cumbrian firm, reports the News & Star.
Construction on the properties, which range from two-bedroom flats to four-bedroom houses, is expected to start next year.
