Mace Plus has seen off three rivals to take the £29.5m first phase of a £150m-plus project to revamp St Paul's School in Barnes, south London.
The job starts on site later this year and is due for completion in 2011.
The initial phase includes a science building featuring 18 laboratories, a music building and library, plus infrastructure and landscaping works.
BAM Construction, Skanska and Vinci also pitched for the project.
The school's buildings were constructed in the 1960s using the prefabricated 'clasp' system.
But according to St Paul's high master Martin Stephen, the school's buildings are: "Boiling in summer and freezing in winter. They also have a massive carbon footprint."
