Galliford Try has booked in for a £35m hotel conversion job in Berkshire.
The work centres on revamping Coworth Park House, the former headquarters of the Ascot polo club.
The building is not listed, but its facade will be retained.
A project source said: "The facade of the house is impressive and although it's easier and cheaper for a project to be entirely new build, it makes aesthetic sense to keep the outside intact."
The scheme totals 70 bedrooms, which will be built mainly in the house itself, but also adjoining cottages and stables will be converted into guest rooms.
The project also features a new spa and the conversion of a barn into a restuarant.
The undertaking, for client Dorchester Collection, is expected to be completed by mid-2010.
