Mace has beaten Sisk and ISG to a £100m contract to manage the construction work at London's Café Royal.
The deal involves the transformation of the building into a 25,000m2 hotel containing 160 rooms, spa and gym.
Bovis Lend Lease was also chasing the job but failed to make the shortlist.
ContractJournal.com reported yesterday that Mace could be in pole position for the work. The firm is already understood to be on site already overseeing the enabling works.
